Information for Buyers

Congratulations!  Purchasing a home is probably one of the single most important financial investments you will ever make. There are many important factors to consider in this process. Finding the right home is only one of them.

As your Realtor, I work for you and my fiduciary duties belong to you.  That includes my loyalty to you and your best interest is my utmost concern.  I will represent your best interest throughout the entire process.  Let's discuss that process.

The Home Buying Process

Get Pre-approved 

Meet with a reputable mortgage company (lender) to get pre-approved for you loan.  If you are paying with cash, of course, this skip step one.  Having a pre-approval letter could be one of the most powerful tools in your possession, when looking for a home.  It provides you with knowledge of knowing what price house you can afford and the confidence of knowing you are eligible to get a loan.  It also lets the seller know you are serious and qualified to purchase their home.

Find the Right Agent

Contrary to popular belief all agents are Not created equal.  Some agents are not even Realtors!  Real Estate Agent and Realtor are used interchangeably, although there is a different.  Both have obtained the education needed and passed a licensing exam to practice Real Estate.  However, a Realtor is an agent who has also elected to be active member of the National Association of Realtors (NAR), which has a Code of Ethnic and Professional Standards to abide by.  Even then agents are different.  They have different personalities, different work ethnics, more or less education and knowledge, etc., etc. You want to work with an agent that is the right fit for you; One that is knowledgeable and is working to serve you and your interests, best.  

Develop A Wish List

What is it you want and what is it that you need in a home.  If you haven't already think about what you need in a home.  For different buyers, it can be different things.  Some buyers need a home that the entry way is easy to enter (fewer or no steps). Your particular needs and desires are uniquely yours.  First and foremost, what is it that you must have in a home?  Make a list of 'Must Haves'. Next think about some things you would desire to have (such as a deck maybe, but knowing if it didn't have one it wouldn't be a deal-breaker).  Make a list of those items you desire your home to have, knowing that some of your desires may not be met.  Remember, there is no such thing as a perfect home.  Even people who have their homes custom built, will tell you they wish they had done this or hadn't done that.  Although you may not fine a perfect home, there is a home perfect for you.

Explore the Market

Despite (and maybe because of) the great selection of homes in this area, buyers can sometimes have a difficult time deciding on the right home for their particular needs.  Start your search by exploring different areas in Greenville and the Upstate.  See what it is you like about different locations and which locations best suit your needs.  Maybe you need to be within a certain distance from your work or maybe you want easy access to the interstate, whatever it is, find which communities and areas work best for you.  Next, start searching for houses in those areas. Identify some houses you would like to go see.  I can help you schedule appointments to see just about any house that's available for sale.  Sometimes, as a Realtor, I can even get first hand information on houses that will be coming to the market soon.  If it's a new house you want, let me negotiate on your behalf with the onsite agent.  Most new homes communities prefer that if you have an agent that your agent accompany you on that first visit.   The onsite agent works for the builder.  They can help you too, but it is the builder's best interest they have at heart.  You always want an agent who is working for you.

Making an Offer

Once you find the house that's right for you, it's time to make that offer.  But first, let me help you with your Due Diligence needs.  First, I will do a market analysis of that home (researching homes that have recently sold in the area) so you can make a good decision on the price you will offer. There are many other things in the offer to consider, such as, when you want to close, if and how much closing cost you will request, requesting a home warranty, earnest money deposit, contingencies, and so on and so on.  Just know I will be there to assist you in the entire process.  

Being Under Contract 

You are now under contract and time is of the essence.  In the contract there is an agreed upon time frame for the buyer to do their due diligence.  As your agent I will be happy to assist you with this. Inspections are needed and any repairs that you want the seller to take care of has to be presented within a certain time frame.  Home Inspections are typically done to check for anything that may not be working properly.  Other inspections you may want to have are termite inspection, radon inspection, mold inspection, and if applicable a septic inspection.  I will be more than happy to assist you with locating qualified inspectors and getting the inspections done in a timely manner. Your lender will order an appraisal to make sure the house is worth what you have agreed to pay. The house appraising for the sales price or more is one of the contingencies you can have on the contract.

Closing

When all the demands of the contract are met, it is time to close per date on contract. The attorney's office (usually of buyer's choosing) is where the buyer and seller meet to sign necessary paperwork. I will be at the closing to make sure things go according to contract and to support you.  Once all the paperwork is signed...Congratulations, you are now a Homeowner.  Now What?  Don't worry, I will check with you periodically to make sure all is going well.  I'm not the invisible agent, after closing. I'm only and always just a phone call away.
